The neighborhoods we work in

We work throughout established neighborhoods such as Warner Ranch and The Lakes, the older central districts, and the condominiums and townhomes around Mill Avenue and Tempe Town Lake.

Because there is very little new construction left to build, value in Tempe rests almost entirely on location, lot and condition rather than on year built. Two homes of the same size a few streets apart can differ substantially depending on which side of a major road they sit, how close they are to the university, and whether the home has been updated or is still original. The concentration of rental and investor-held property near campus also means recent sales need to be read carefully before they are treated as comparable.

What decides value in Tempe

In a built-out market small differences of position do a lot of work. Two homes of the same size a few streets apart can sit meaningfully apart in value depending on which side of a major road they fall, how close they are to the university, whether they back onto a canal or an arterial, and whether the home has been genuinely updated or is still substantially original. There is no new-build benchmark to anchor against, so the comparison set has to be chosen with more care than in a market where the builder is still selling.

The concentration of rental and investor-held property near campus adds a second complication. Sales in those pockets can reflect an investment calculation rather than an owner-occupier one, and treating them as straightforward residential comparables will skew a valuation in either direction depending on the cycle.
