Why does pricing a home correctly matter so much?

Can I order an appraisal if I am selling For Sale By Owner?
Yes, and it is one of the most useful things an FSBO seller can do. It lets you negotiate from reliable market data rather than guesswork, which is otherwise the hardest part of selling without an agent.
Who can order a pre-listing appraisal?
Either homeowners or real estate agents. Agents often order one when a property is unusual enough that comparable sales are open to argument, or when a seller’s price expectation needs an independent view.
How is this different from an agent’s market analysis?
A comparative market analysis is an agent’s opinion of likely sale price. An appraisal is an independent valuation prepared by a certified appraiser with no stake in the sale, documented so it can be shown to a buyer.
What happens if my home appraises lower than I expected?
You find out before the listing goes live rather than after a buyer’s lender orders their own appraisal. Knowing early is what lets you price deliberately instead of reacting to a failed contract.
