Paradise Valley is the most valuable residential market in Arizona and the least forgiving to appraise. Few homes change hands in any given year, almost every one is custom, and the differences between them are the kind that do not reduce to a formula.

We work throughout Cheney Estates, Judson Estates, Finisterre, Camelback Country Estates and Clearwater Hills, covering custom estates and luxury condominiums alike.

Paradise Valley sells comparatively few homes in any given year, and almost every one is custom. That combination means the usual comparable-sales approach has far less to work with than it would elsewhere in the Valley, and the appraiser’s reasoning has to carry more of the weight. Lot size, view corridor, privacy, mountain proximity and the quality of a custom build can separate two neighboring properties by millions, and every one of those adjustments has to be supported rather than asserted.

What decides value in Paradise Valley

Thin sales data is the defining condition here. In a market where a handful of comparable transactions may be all that exists for a given tier of property, the appraiser’s reasoning has to carry weight that data would carry elsewhere. View corridor is often the single largest adjustment: whether a property looks at Camelback or Mummy Mountain, whether that view is protected by topography or could be built out, and how much of it is visible from the rooms that matter. Privacy, lot acreage, setback and the quality of a custom build each move the number by amounts that would be a whole house in another market.

A large share of our work in Paradise Valley is not a sale at all. Estate settlement, trust administration and date of death valuation account for much of it, often at the request of an attorney, accountant or trustee who needs a figure that will hold up to scrutiny years after the fact. Those files demand more documentation than a lender file, because the reader may be a court, the IRS or a family member with a reason to question the number. We prepare them accordingly.
