Scottsdale is not one property market but a dozen, and the gap between them is wider than almost anywhere else in Arizona. A production home in south Scottsdale and a custom estate backing the McDowells are both Scottsdale addresses, and almost nothing that is true of valuing one is true of valuing the other.

The neighborhoods we work in

We work from the custom and semi-custom homes of DC Ranch, Stonegate, Ancala and Desert Mountain through to McCormick Ranch, Old Town and the Optima condominium towers. Scottsdale is not one market but a dozen, and a valuation that treats it as one will be wrong.

At the upper end of the market, genuinely comparable sales are scarce. A custom home on an acre may have no true equivalent sale within a mile or within six months, and the adjustments that bridge that gap are where an appraisal is won or lost. That is a judgment call built on local sales knowledge, not something a spreadsheet or an online estimate can supply.

What decides value in Scottsdale

At the upper end, the usual approach starts to run out of road. A custom home may be the only one of its kind for a mile, the nearest defensible sale may be six months old, and the adjustments that bridge that distance end up carrying most of the valuation. Build quality is the hardest of those to get right. Two homes of identical size on identical lots can sit far apart in value because one was built to a standard the other was not, and that difference does not appear in square footage, bedroom count or year built. It comes from knowing what the market has actually paid for that level of finish, in this city, recently.

Lot matters as much as the house. Elevation, whether a property backs open desert or a neighbor’s wall, how much of the parcel is usable, and the direction the main living space faces all move the number here in ways they do not in a flatter, more uniform market. We see Scottsdale work arrive from every direction: homeowners testing a listing price, attorneys and trustees settling estates, lenders needing an independent figure on a high-value file, and buyers who want a second opinion before committing at this price point.
