Scottsdale, Arizona
A dozen distinct submarkets, from the custom estates of DC Ranch, Ancala and Desert Mountain through McCormick Ranch, Old Town and the Optima towers. At the upper end, genuinely comparable sales are scarce and the adjustments are what decide the number.

Phoenix, Arizona
More than five hundred square miles and some of the most varied housing stock in Arizona, from Desert Ridge production homes and the Biltmore corridor to the historic bungalows of Encanto, Willow and Coronado.

Paradise Valley, Arizona
The most valuable residential market in Arizona and the most demanding to appraise. Few homes sell in any given year and almost all are custom, so view corridor, lot and privacy can separate neighboring properties by millions.

Mesa, Arizona
Master-planned Eastmark and Las Sendas sit alongside the age-restricted markets of Leisure World and Sunland Springs, which have their own buyers, amenities and price behavior and cannot be valued against the neighborhoods around them.

Glendale, Arizona
Two markets in one city: master-planned Arrowhead Ranch and Arrowhead Lakes, where a waterfront lot carries a premium that has to be measured against other waterfront sales, and the older, more varied stock of historic downtown.

Tempe, Arizona
Effectively built out, so value rests on location, lot and condition rather than year built. Warner Ranch and The Lakes through to the condominiums around Mill Avenue and Tempe Town Lake.

Chandler, Arizona
Ocotillo and Fulton Ranch alongside the established neighborhoods nearer downtown, where a lake or fairway lot carries a premium that has to be measured against other frontage sales.

Gilbert, Arizona
Agritopia, Val Vista Lakes, Seville and Morrison Ranch. Comparable sales are plentiful here, so the work is in separating them correctly rather than in finding them.

Peoria, Arizona
Two markets in one city: newer master-planned construction in the north, older and more varied stock in the south, and Westbrook Village pricing on its own terms entirely.

Goodyear, Arizona
PebbleCreek, Estrella and Palm Valley, where age-restricted communities and steady new construction each need valuing on their own terms rather than against a city average.

Avondale, Arizona
Garden Lakes, Coldwater Springs and Rancho Santa Fe. Largely production housing, which puts the weight on subdivision, lot position and how far updates go beyond builder standard.

Buckeye, Arizona
Verrado, Festival Ranch and Sundance. With this much new construction, a builder’s price list is not evidence of market value, and resale homes nearby trade on quite different terms.

Queen Creek, Arizona
Production subdivisions alongside acreage and horse properties, where land value, usable acreage and outbuildings have to be established separately rather than folded into a price per square foot.

Cave Creek, Arizona
Custom homes on large desert lots where almost nothing is repeated, a genuinely comparable sale may be some distance away, and well and septic matter as much as floor area.

Fountain Hills, Arizona
FireRock, Eagle Mountain and the neighborhoods across the rest of the town, where elevation, view corridor and how much of a hillside lot is usable separate otherwise similar homes.

Maricopa, Arizona
Province, Rancho El Dorado and Cobblestone Farms. Almost all housing sits inside a handful of planned communities, so sales from within the community beat sales from the wider city.

San Tan Valley, Arizona
Johnson Ranch, Circle Cross Ranch and the large production subdivisions around them, where comparable sales have to be chosen by subdivision rather than by postal area.

Florence, Arizona
Anthem at Merrill Ranch and the historic district are two quite different markets inside one town, and the first job is establishing which of them a property actually belongs to.

Casa Grande, Arizona
Where residential and land appraisal meet most often: homes in subdivisions, houses on acreage, and vacant or agricultural parcels that turn on access, utilities, zoning and irrigation.
