The historic district is the opposite: older properties, many of them genuinely old by Arizona standards, where condition, original character and lot matter far more than floor area and where a directly comparable sale may be some way off. Treating the two as one market produces a figure that is wrong for both, so the starting point is always establishing which market a property actually belongs to.
What decides value in Florence
Anthem at Merrill Ranch is modern master-planned housing with plentiful, closely comparable sales, where the work is conventional: lot position, floor plan, finish level and what a home backs onto. The historic district is the opposite in almost every respect. The properties are older, many of them genuinely old by Arizona standards, and condition, original character, lot and what past work was done sympathetically matter far more than floor area. Directly comparable sales may be some way off and require interpretation rather than averaging.
Treating the two as one market produces a figure that is wrong for both. Around the town, land parcels and acreage add a third category again, valued on access, utilities, zoning and what comparable parcels have actually sold for rather than on anything resembling a price per square foot.
