View and elevation separate otherwise similar properties here more than floor area does. Two homes of the same size on the same street can differ substantially because one sits higher, faces a protected view corridor, or has a lot that can actually be built on and used. Hillside lots also carry practical constraints that affect value directly, including slope, retention and how much of the parcel is genuinely usable. An appraisal that works from square footage and recent neighborhood sales without accounting for position will not reflect what these homes actually trade for.

What decides value in Fountain Hills

View and elevation do more work here than floor area does. Whether a property looks at the McDowells, the fountain or a neighbor’s roofline, whether that outlook is protected by topography or could be built out, and how much of it is visible from the main living space all move the number materially. Position on the slope matters in its own right: higher lots generally command more, but not when the approach is awkward, the driveway is punishing or the usable outdoor space has been engineered away to achieve the elevation.
