The age-restricted community of Province is the clearest case, with pricing that does not track the family-oriented subdivisions nearby.

What decides value in Maricopa

Maricopa is also a commuter market, which links its demand to conditions outside Pinal County in a way that a purely local read will miss. Within each community the remaining questions are conventional enough: floor plan, lot position, whether a home backs onto open space, and how far finishes go past builder standard.
