We work throughout the master-planned and production subdivisions built during the town’s expansion, and across the larger parcels, acreage and horse properties that remain from before it.

Those larger parcels are where the real appraisal work sits. A home on three irrigated acres with outbuildings and equestrian facilities has very little in common with a production home on a standard lot a mile away, and there are usually far fewer sales to reason from. Land value, usable acreage, water and what the outbuildings actually contribute all have to be established separately rather than folded into a price per square foot. The age-restricted communities are their own market again, with buyers and pricing that do not track the town around them.
